Wolf Theiss advises AYA Properties Fund on the acquisition of Sienna Center from CA Immo
Warsaw, 6 May 2026 – Wolf Theiss advised AYA Properties Fund, a Belgian-based real estate investor focused on CEE, on the acquisition of Sienna Center, a Class A office complex in central Warsaw, from CA Immo, an Austrian real estate company headquartered in Vienna.
Sienna Center is one of the landmark office buildings in Warsaw and offers approximately 20,000 sqm of gross leasable area and around 210 parking spaces. As at April 2026, the building was approximately 96% occupied, with a WAULT of close to 4.0 years.
A key advantage of the complex is its prime location. The property is situated in close proximity to the Rondo Daszyńskiego and Rondo ONZ metro stations, as well as the Warszawa Ochota railway station. The complex includes a restaurant, bookshop, notary office, coworking space and office units. Furthermore, the project is BREEAM-certified and aligned with AYA’s sustainability standards.
The Wolf Theiss team acted as legal adviser to AYA Properties Fund and supported the client throughout all stages of the transaction.
