Wolf Theiss advises JP Immobilien on the sale of Bikini Island & Mountain Port de Sóller to a fund managed by Amundi Real Estate Italia SGR

Vienna, 23 October 2026 – Wolf Theiss advised JP Immobilien on the sale of the Bikini Island & Mountain Port de Sóller hotel in Mallorca to a fund managed by Amundi Real Estate Italia SGR.

Bikini Island & Mountain Port de Sóller is a four-star lifestyle hotel located in Port de Sóller on the north-west coast of Mallorca. The adults-only hotel comprises 114 rooms and suites and has been operated under the Bikini Island & Mountain Hotels brand since its repositioning in 2018.

JP Immobilien and its investment partners, through Porto Soller Immobilien S.L., sold the hotel to a fund managed by Amundi Real Estate Italia SGR in a cross-border transaction involving an Austrian investor and a Spanish hospitality asset.

Founded in 1996, JP Immobilien Group is one of Austria’s leading private real estate developers and hotel developers. Through its hospitality division, JP Hospitality, the group develops, owns, manages and operates lifestyle hotels across a range of European city and leisure destinations.

The buyer is a fund managed by Amundi Real Estate Italia SGR, part of Amundi, one of Europe’s leading asset management groups.

“We acquire hotels, further develop them and position them for a successful sale. In Port de Sóller, we established a hotel concept with Bikini that appeals to both guests and international investors. The sale to Amundi confirms this strategy. With Bikini Es Trenc, we will continue to have a presence in Mallorca.”

– Daniel Jelitzka, Owner and Managing Partner, JP Immobilien

Wolf Theiss advised JP Immobilien throughout the transaction, with a particular focus on the hotel lease arrangements with Bikini, the transaction structuring and on-site support during the signing and closing process. The team worked alongside Spanish legal counsel Barber Abogados and Marimon Abogados. CMS Spain acted as legal counsel to the buyer.

“We are particularly pleased to bring our hotel-specific expertise to transactions beyond Austria and CEE and to support our clients in complex cross-border hospitality transactions. Advising JP Immobilien on this successful transaction in Mallorca is another great example of our international capabilities in the hospitality sector.”

– Stefan Horn, Partner

The Wolf Theiss team was led by hospitality expert and Partner Stefan Horn, supported by Associates Sophie Eder and Valentin Weinold (all Real Estate).
