Wolf Theiss advises JP Immobilien on hotel development and lease agreement for Austria’s first Pullman hotel

Vienna, 14 October 2026 – Wolf Theiss advised JP Immobilien Group on the structuring, negotiation and execution of a hotel development agreement and hotel lease agreement relating to the future operation of the former Lindner Hotel Vienna Am Belvedere under the international premium hotel brand Pullman.

The former Lindner Hotel Vienna Am Belvedere will be redeveloped and operated in the future under the international premium hotel brand Pullman. Together, JP Immobilien and VERKEHRSBUERO are creating a modern hotel concept aimed at business travellers, conference guests and international visitors.

The hotel comprises 219 rooms, a spa and fitness area, as well as conference facilities with capacity for up to 160 guests. Its location in close proximity to Belvedere Palace and Vienna Central Station has long established it as a recognised destination for international visitors. With the planned opening in mid-2028, Pullman will also celebrate its debut in Austria.

Founded in 1996, JP Immobilien Group is one of Austria’s leading private real estate developers and hotel developers. The company has completed more than 560 projects and is active in the areas of real estate marketing, investment, development and hospitality.

VERKEHRSBUERO is one of Austria’s leading hotel operators and will operate the hotel under the Pullman brand. As part of the redevelopment of the property, the existing hotel will be modernised and further strengthened as an attractive destination in Vienna’s hotel market over the long term.

Wolf Theiss previously advised JP Immobilien on the acquisition of the hotel and, in this mandate, provided comprehensive legal advice on the structuring of the project as well as the negotiation and execution of the contractual documentation.

“By securing Pullman as an internationally established brand for this exceptional location, we are taking an important step in positioning the property for the future. We are particularly pleased that Pullman will be represented in Austria for the first time, which further highlights the potential of this location.”

– Daniel Jelitzka, Owner and Managing Director of JP Immobilien Group

“The opening of Austria’s first Pullman hotel represents a landmark hospitality project at one of Vienna’s established hotel locations. We are pleased to have supported JP Immobilien in the legal structuring and implementation of this long-term partnership.”

– Stefan Horn, Partner

The Wolf Theiss team was led by hospitality expert and Partner Stefan Horn (Real Estate).

VERKEHRSBUERO was advised by its in-house legal department (Christian Kozaczynski) and Bichler Zrzavy Rechtsanwälte GmbH & Co KG (Edgar Zrzavy and Willibald Hauer).
