Wolf Theiss advises FM 33 on the sale of Hotel Josefine in Vienna to HOTUSA Group
Vienna, 16 April 2026 – Wolf Theiss has successfully advised FM 33 GmbH & Co KG on the sale of the boutique Hotel Josefine in Vienna’s 6th district to the Spanish Hotusa Group. The transaction emphasizes the continued interest of international investors in clearly positioned hotel properties in Vienna.
Hotel Josefine is located in Vienna’s 6th district, in the immediate vicinity of the Naschmarkt and Mariahilfer Straße. The hotel was taken on lease in 2019 and redesigned as part of a comprehensive development and repositioning process. Following completion of the refurbishment works, the hotel reopened in June 2021 as a boutique hotel with a distinctive design in the style of the 1920s and 1930s. In 2025, the hotel was awarded a MICHELIN Key for outstanding design and excellent service.
The new owner is taking over the hotel in line with the existing concept and will continue operations unchanged. All staff members will be retained as part of the transaction. This ensures the handover of a hotel product that is well established in the market and is set to maintain its quality and focus in the future.
Wolf Theiss provided FM 33 with comprehensive advice on all legal aspects of the transaction, particularly with regard to real estate law and transaction‑related issues. The transaction was structured as an asset deal and focused on the hotel’s operational assets.
